THE buying PROCESS

Pre-Approval

Obtain a pre-approval letter, I can provide you with my contacts for my preferred Mortgage Specialists. Supply documentation to the Mortgage Specialists, from there the Mortgage Specialists will conduct a credit report.

The Search: Discussing your Wants/Needs

Once all the paperwork is complete and you hire me as your real estate agent we can now begin the fun part! First, let's determine your comfortable spending range. Next, we'll discuss your ideal home specifications and complete a perfect home questionnaire. Lastly, It's time to start viewing potential properties!

Negotiating your Terms with Confidence

Once we've found the house you wish to purchase, we will need to determine what offer you are willing to put on the home. After all, you are the one making the payments!

Inspections/Condo Document Reviews

The inspection intends to report significant damages or serious problems that require repair. The home cannot "pass or fail" an inspection. The inspector's job is to make you aware of recommended or necessary repairs.

Submitting the Accepted Offer to the LenderStep description

When you submit a loan application to the lender, it enters the underwriting process. Underwriting is the critical stage leading to the final decision of loan approval or denial.

Appraisal

An appraisal is an opinion of value from a Licensed Real Estate Appraiser who visits the home and inspects its size, condition, function, and quality. The Appraiser then gives a final appraisal report which includes a final “opinion of value.”

Possession Day

Possession day is the pinnacle of your homeownership journey. Beforehand, we'll do a final walkthrough to ensure your new home is exactly as expected. This step is crucial to ensure your satisfaction before receiving the keys and beginning your exciting journey as a homeowner. Congratulations!

NO!  The minimum down payment required to buy a home in Canada depends on the purchase price of the property and the requirements are as follows:
  • For homes priced up to $500,000 the minimum down payment is 5%.
  • For homes priced between $500,000 and $999,999, the minimum down payment is 5% on the first $500,000 and 10% on the portion over $500,000.
  • For homes priced at $1 million or more, the minimum down payment is 20%.
  • Should you be purchasing an investment property, the minimum down payment is 20%.

While the listing agent can show you their listings, having a dedicated buyer’s agent, can provide multiple benefits. As your Buyer’s agent, I will be solely focused on your best interests and can provide objective advice throughout the homebuying process. We recommend getting independent representation when purchasing your home to avoid conflicts of interest.

The initial step in buying a home is typically getting pre-approved for a mortgage. This involves working with a lender who will assess your financial situation and determine the loan amount you qualify for. Pre-approval gives you a clear understanding of your budget and strengthens your position when making an offer on a property.

Closing costs typically range from 2% to 5% of the home’s purchase price. These costs cover various fees, including appraisal fees, title insurance, attorney fees, and property taxes. Your real estate agent or lender can provide a more accurate estimate based on your specific circumstances and location.

A buyer’s agent represents the interests of the homebuyer in a real estate transaction, while a seller’s agent (also known as a listing agent) represents the seller. Working with a buyer’s agent is highly recommended because they provide you with personalized guidance, help you find suitable properties, negotiate on your behalf, and ensure your interests are protected throughout the process. Their services are typically paid for by the seller, so there’s often no direct cost to you as the buyer.
