how it works

THE SELLING PROCESS

01
Professional Staging Consultation

Our Professional Stager will arrange a time to review your entire (inside & out) property and provide recommendations.

02
Professional Photography & Measurements

We can schedule our photographer to capture your home's exterior when the curb appeal is at its best! These are usually planned in the Summer or Fall!

03
Lockbox & Sign Instal

I make sure to keep your home safe with a professional-grade lockbox. Only licensed Realtors of our association have access to these Bluetooth lockboxes. I will also place a sign in front of your home to display that it is for sale.

04
Marketing

For MLS listings, I use a Property Features Sheet filled out by my sellers. Listing with me means partnering with a marketing pro who excels in social media marketing to attract the right buyers on your terms.

05
Accommodating Showings

Open houses are a phenomenal way to generate foot traffic into your home, give potential buyers an overview of all its unique features, and allow them to fall in love with it in person.

06
Accepting an Offer

Our Purchase Contracts include a 1-14-day contingency period. When the buyer removes all conditions with a Waiver, it confirms to you, the seller, that they've satisfied all contingencies. Your For Sale Sign will proudly sport a "SOLD" sticker on the front lawn.

07
Preparing for Possession

We always recommend to our clients to leave the home as you would like to find it. This includes having the house, appliances, shed, and garage cleaned and vacant. Once the possession is complete, let’s stay connected for any real estate inquiries you may have in the future!

Setting the right listing price is crucial. It involves a comparative market analysis (CMA) by a real estate agent, which assesses recently sold homes in your area, their features, and market conditions. This helps you price your home competitively while maximizing its value.

It’s often beneficial to address significant issues and make minor updates for better curb appeal and marketability. A real estate agent can advise you on which improvements are necessary or will provide the best return on investment.

The time it takes to sell a house can vary based on factors like location, market conditions, and the property’s condition. On average, it can take several weeks to a few months, but your real estate agent can provide a more accurate estimate based on your specific situation.

Common costs include real estate agent commissions, closing costs, potential repairs or updates, and fees associated with the sale. It’s essential to discuss these costs with your agent and budget accordingly.

Yes, you can sell your house as an FSBO, but it can be challenging. Real estate agents provide expertise in pricing, marketing, negotiations, and legal matters. While FSBO may save on commissions, it may result in a lower sale price or potential legal issues if not handled correctly. Consulting with an agent can help you make an informed decision.
